It seems like I write an article like this every few months now, but it's still important information. As home prices fall and the inventory of houses on the market continues to grow, it becomes harder and harder to sell a house. It's gotten so bad that many people are even deciding to wait, sometimes choosing to rent out their home instead of selling. I don't blame those people. In fact, I encourage them. This market is a competition - a fierce competition - a contact sport - and anyone who isn't suited up to play should stay home.

The title of this article can be somewhat deceiving. It isn't just the metro regions throughout the country that are seeing this rise in foreclosures, but in 75 percent of the metro regions through the United States, foreclosure filings increased during the first half of 2010. While toxic mortgages were the initial cause of the incredible influx of foreclosures during the past two years, it is now unemployment that is driving the new wave or foreclosures.

With the news focused almost exclusively on the April 30th deadline of first-time home buyer and repeat home buyer credits looming, one would think that time is running out for home buyers to take advantage of this offer. Sales contracts must be signed by April 30th, though the final closing of the sale can occur until June 30th in order to take advantage of this government sponsored program. This deadline is causing many would-be home buyers to panic and struggle to find the right home, but does it mean that time is actually running out for them?

The answer to that particular question has its roots back in 2007 and the height of the Spanish property boom. The reality there were people who could no longer afford to live in Marbella and were strongly attracted to he more sedate Casares and Duquesa which had a lot going for it such as the wonderful new 5 star golf course Dona Julia Golf which was going to be home to new Hyatt Hotel and surprise surprise its no longer a Hyatt Hotel and the major developer of the Golf Course Evamarina has gone by the wayside.

There are two major reasons for this in that Mallorca to use a UK example is the London of the Spanish real estate market. There just isn't the oversupply that you have in other areas of Spain and because of the strict planning laws applied by the Balearic government you don't have supply outstripping demand. Obviously the market was affected by the Spanish property recession and property prices did fall but not nearly as much as the rest of Spain.
